Telling the two apart gets easier with three simple questions. First, does this gig require your ongoing time and effort, or can you just set it and forget it? Call it a management effort. Next, is the payout a guaranteed, contractual thing, or can the payer just decide to skip out on you whenever they feel like it—also known as cash flow predictability. And lastly, after you factor in default risk, inflation, and taxes, what’s the actual takeaway? That’s your risk-adjusted yield. Keep these three in mind as we compare India’s five most common passive income options below.

India’s Top 5 Passive Income Assets Compared

With those filters in hand, here’s how the five most talked-about passive income sources in India actually stack up against each other—side by side, on the same criteria.

Asset Class

Income Source

Management Effort

Cash Flow Predictability

Indicative Gross Yield Range

Primary Risk Factors

Rental Property

Rent

High

Moderate

2.0%–4.5%*

Vacancy, maintenance, tenant risk, illiquidity

Dividend Stocks

Dividends

Moderate

Low

1.5%–3.5%*

Share-price volatility, dividend cuts

REITs / InvITs

Distributions

Low

Moderate–High

6.5%–9.0%*

Interest-rate sensitivity, occupancy/traffic risk

P2P Lending

Interest / EMI repayments

Low

Low–Moderate

10.0%–12.0%*

Borrower default, credit, and recovery risk

Fixed Income (Bonds/SDIs)

Coupon/interest payments

Low

High

7.0%–8.5%*

Credit risk, interest rate, and liquidity risk

*Indicative ranges only; actual yields vary by asset, issuer, location, rating, maturity, and market conditions. Gross yield does not account for taxes, costs, vacancies, defaults, or capital gains/losses.

The table tells you the range, but not the reason behind it. Each of the first four options looks appealing on paper until you weigh it against the same three filters from above, so let’s take them one at a time.

The Problem with Real Estate, Dividend Stocks & P2P Lending in India

Residential real estate has a math issue that landlords don’t exactly advertise. Take a ₹60 lakh flat that’s renting for ₹14,000 a month; that works out to a gross yield of roughly 2.8%, and that’s before you even factor in all the extras like society charges, property tax, repairs, and brokerage fees when tenants move out, not to mention those inevitable months when the place is vacant. After you subtract all that, the net yield often falls below 2%. And if an emergency pops up, you can’t just liquidate a single bedroom; you’ve got to sell the entire unit.

Dividend stocks carry a quieter risk: the payout isn’t a promise; it’s a discretionary board decision. So when a company’s earnings start to wobble, they can cut dividends without any contractual obligation to shareholders. Then there’s the trap in chasing high yields. When a stock offers an unusually high dividend, it’s often because the business itself is struggling, and the stock price has already taken a hit.

REITs and InvITs fix the liquidity and governance problems: SEBI requires at least 90% of distributable cash flow to be paid out and that units trade on exchanges daily. Plus, you can get in with a relatively low investment; we’re talking a few hundred rupees here. But they don’t shield you from price sensitivity to interest rates and occupancy cycles. A REIT behaves more like a hybrid bond-equity instrument than a pure income asset.

P2P lending posts the highest yields on this list for a clear reason: these are largely uncollateralized loans to individual borrowers. The RBI’s P2P framework lays it out pretty clearly: these platforms don’t guarantee principal or interest, and they cap a lender’s total exposure across all platforms at ₹50 lakh. That’s not just a random number, by the way; it’s because the risk of default is real, and you cannot just diversify it away.

So you’ve got four popular options, each with its own set of compromises: labor, unpredictability, rate sensitivity, or default risk. That leaves one category that somehow manages to dodge all four problems at once.

Latest Bond Updates:

<ul class="wp-block-latest-posts__list Why You Won’t Pay Extra for Buying Bonds via UPI

The Fixed-Income Sweet Spot: High Predictability, Zero Labor

Sovereign foundation (G-Secs & SDLs):

Central government bonds are basically rock-solid, with near-zero default risk, with the 10-year G-Sec yields hovering around 7.0-7.1% right now. Then there are State Development Loans, which add a bit of a premium for state-level supply and credit differentiation. That spread has grown significantly over the past year, to around 80-90 basis points over comparable G-Secs, putting current SDL yields at approximately 7.8-8.0%.

Corporate NCDs (AAA & AA+ rated debt):

Here you trade some sovereign-grade safety for extra yield. AAA paper is currently trading at around 7.1-7.6% across different tenors, while AA-rated paper is at around 7.8-8.4%. But what’s really changed the game for retail investors isn’t the rate itself; it’s the access. Thanks to SEBI’s regulatory push around online bond platforms and the standard ₹10,000 minimum lot size, you can now spread your money across multiple issuers and payout dates without needing to shell out lakhs per ticket.

Securitised Debt Instruments (SDIs):

These are bankruptcy-remote, asset-backed instruments built from pooled receivables like auto loans, mortgages, and other assets that generate cash. These get repackaged into pass-through certificates, which is a fancy way of saying the repayment comes from how the whole pool performs, rather than some single company’s financials. So, SDIs usually end up costing a bit more than similarly rated NCDs, often around high single digits to low double digits depending on the pool’s credit quality and the investor’s seniority in the payout structure.

Before getting too comfortable with these numbers, though, it’s worth remembering that none of them is the number you actually get to keep.

Passive Income Tax in India: What You Actually Keep

None of the yields discussed so far is what you actually keep. Interest from G-Secs, NCDs, and SDIs gets added to your total income and taxed at your slab rate. Under the new regime for FY 2026-27, it means no tax up to ₹4 lakh, but after that, it’s a steady climb from 5% to 30% as your income crosses ₹24 lakh. So, a 7.8% AAA NCD coupon isn’t really 7.8% in your pocket; for someone in the top bracket, roughly a third of that goes to the taxman, leaving you with around 5.5%.

Then inflation takes its own cut. India’s latest retail inflation print, released by the Ministry of Statistics and Programme Implementation, came in at 4.82% for August 2026. When you stack that against the post-tax yield, the real return (what you can actually spend) shrinks to less than a percentage point for a top-bracket investor. Now, if you’re in a lower slab, the math is a bit kinder, but the idea’s the same: the coupon rate on the offer document isn’t what ends up in your wallet.

This is where laddering comes in: instead of dumping all your money into one thing and forgetting about it, you spread it out. As each bit matures, you reinvest at the current rate, which helps your portfolio keep up with inflation, rather than being stuck with whatever rate was around years ago.

Final Verdict: Choosing the Right Passive Income Strategy in India

Lay all five options side by side, and a pattern emerges: the ones with the highest headline yields tend to demand the most effort or carry the most uncertainty, while the ones that are genuinely hands-off (G-Secs, NCDs, SDLs, and SDIs) offer predictability that’s hard to put a price on. Real estate ties up your time and your capital at once. Dividends and P2P lending both dangle attractive numbers that can vanish if a company has a bad quarter or a borrower defaults. Fixed income might not be the most glamorous thing, but it’s the only one on this list that actually delivers on its promises, every time, without needing you to lift a finger after the initial investment.

None of this means picking one and ignoring the rest; a rental flat for capital appreciation, some REIT units for liquid exposure to real estate, and a laddered stack of G-Secs and NCDs for predictable cash flow can coexist in the same portfolio. But if the goal is passive income in the truest sense of the phrase, fixed income is where that search usually ends.

Passive Income in India Frequently Asked Questions

Q1. What are the main sources of passive income in India?
Common options include rental real estate, dividend-paying stocks, REITs, P2P lending, and bonds. Each differs in income frequency, predictability, taxation, liquidity, and the amount of management required.

Q2. What makes an investment genuinely passive?
An investment is more passive when it can generate income without requiring regular involvement from the investor. The key factors are cash-flow predictability, management effort, liquidity, and the need to monitor the underlying asset.

Q3. Does a higher passive income yield mean a better investment?
Not necessarily. A higher quoted yield can come with greater credit, market, liquidity, or income variability risk. Investors should compare the expected return with the risks and taxes associated with each asset.

Q4. How does taxation affect passive income in India?
Tax treatment differs across rental income, dividends, REIT distributions, P2P interest, and bond interest or gains. Comparing only pre-tax yields can therefore give a misleading picture of the income an investor actually keeps.

Q5. Can I lose money while generating passive income?
Yes. Receiving regular income does not eliminate the possibility of capital loss. The underlying asset can fall in value, an issuer or borrower can default, or selling before maturity can result in a loss.

Q6. How should I compare passive income sources?
Compare them on more than just yield. A useful framework is cash-flow predictability, management effort, liquidity, risk, taxation, and potential capital appreciation or loss.

Q7. What should investors remember before choosing a passive income source?
There is no single passive-income structure that works the same way for everyone. The important question is how predictable the cash flow is, what effort and risks are involved, and how much income remains after taxes and costs.

Ready to Invest?

Visit GoldenPi to explore current bond options.
