Tapir Constructions Limited (“Tapir”) is a 100% subsidiary of Embassy Developments Ltd (“Embassy”), one of India’s top real estate developers with over 7.5 crore sq. ft. successfully delivered.

Backed by Embassy’s unconditional and irrevocable corporate guarantee, Tapir is developing ‘Embassy One Thane’- Phase 2 at Pokhran Road, Thane. The project benefits from a prime, well-connected micro-market with strong social and civic infrastructure, excellent access to major roads and proposed metro.

The bonds issued by Tapir are secured by:

o Embassy’s unconditional and irrevocable corporate guarantee

o Strong land bank of 3,125 acres (95% in key metro markets like Mumbai, NCR, and Chennai), along with 1,424 acres of SEZ land in Nashik, aligning well with the company’s focus on core markets.

o Embassy is expected to comfortably service debt, supported by healthy cash flow coverage, strong execution, 60% cost coverage via receivables, and a robust GDV pipeline, with free cash flow cover improving to ~4.53x.
